Reservations over 30 days:
In the event of a cancellation, delay in occupancy, or early departure by the Lessee or Occupant after the Lease Agreement has been duly executed, or the unit request is confirmed by the Lessee by any other manner, the Lessee shall be responsible for all rents and related expenses pertaining to such unit unless Suite Home is able to re-rent the unit to another party for the remaining duration of the Minimum Term, inclusive of any extension notices provided to Suite Home. The Lessee shall also be responsible for all costs and expenses incurred by Suite Home, including but not limited to, any and all fees incurred in re-letting the unit, installation and service charges associated with the preparation of the unit, all fees and cancellation charges, and any special requests made by the Lessee or Occupant.


This furnished 3-bedroom, 2-bathroom apartment at Kelmscott Apartments in Lake Forest is provided by Suite Home Corporate Housing. It features a king bed in the primary bedroom, two twin beds in the second, and queen bed in third bedroom, and includes a desk and chair for remote work. The unit also offers an in-unit washer and dryer for added convenience.

IDENTIFICATION:
Suite Home will send you a link to send your ID prior to arrival. We must register all guests over 18 years old and ID will be required.

PETS:
There is a 2 pet max, unless the pets are ESA or ADA-registered. There are no restrictions for  ESA and ADA-registered pets. 

A pet addendum must be completed, which will ask for a picture of your pet and current pet vet records.
Pet fees are charged accordingly:

One Pet $350 non-refundable fee
Two Pets $600 non-refundable fee

-Cats, dogs, birds, and fish are allowed (breed restrictions. 
- Maximum of 2 pets per apartment
-Certain dog breeds are restricted (e.g., Pit Bulls, Rottweilers, German Shepherds)
-Exotic or undomesticated animals (e.g., reptiles, wolves, large wild cats) are not allowed


PARKING:
Parking is available on-site; however, it is an additional fee and can be set up at any time prior to arrival or during your stay. The parking information is here for monthly parking passes. 

We can send you the link to the Parking app after booking so that you can set up parking. 

You can also use the garage for hourly or daily parking and use your credit card to pay each time you come in and out of the garage.


HOUSE RULES:
A binder will be inside the apartment upon arrival detailing building policies and Suite Home corporate housing rules.

This property is pet friendly; however, pets  must be pre-approved and pet fees and pet records must be submitted. Please note:

Parkline Chicago is a pet-friendly community that welcomes up to two pets per apartment, including both cats and dogs. A one-time pet fee is required—typically $350 for cats and $600 for dogs. Certain dog breeds may be restricted, so it's best to check with management for specifics. Residents enjoy convenient pet amenities such as a private outdoor dog run and a fully equipped dog spa with a washing station.

PARKING
1 assigned parking spot is included with your stay. It is on the 2nd floor of the Residences at 250 Garage. 

There is a southwest and northeast entrance to the garage. Residents can access the garage by presenting the lift master transponder provided by Suite Home when approaching the gate. IMPORTANT: Do not peel off the transponder from the paper backing and stick it on your car(s). You can place the transponder on their dashboard. If you peel it off and stick it on their car, you will NOT be able to take it off and it will damage their car. NOTE: All residents are required to park in the parking garage in your assigned spot only. Surface lot parking is for retail customers and leasing prospects ONLY. In addition, YOU MUST REGISTER YOUR VEHICLE. If we do not already have your car details on your lease, or you are utilizing a rental car, we must have that car information within 24 hours of arrival. Cars not registered may be towed, and Suite Home will not be responsible for that expense.


AMENITIES
The amenities, including the clubhouse, gym, pool and sundeck are on the 1st floor. The business center is on the 2nd floor. PLEASE NOTE: Shoes, shirts, and proper attire are required when entering all common areas of the building. Residents are asked to conduct themselves in an appropriate manner when entering all building common areas. Children under the age of 18 must be accompanied by an adult. Limit 2 guests per resident for
ALL amenity areas. No glass (applies to pool and near courtyard grills). If courtyard grills are used, they must be cleaned after usage.

PETS
2 Pet Max. Cats and dogs welcome. 100 lb total weight limit. Aggressive breeds are prohibited (for example Rottweilers, Dobermans, Chows, Pit Bulls, German Shepherds) and there may be weight or size considerations.
